First Phase of Luxury Apartments Opens at Nexton Community in Summerville

The first stage of a luxury apartment complex has opened in the planned Nexton estate.

Sharbell Nexton LLC has opened the first phase of Lofts Downtown Nexton, a luxury apartment development in a mixed-use development that will span Nexton and the surrounding area. Construction on the second phase is expected to begin in late summer, according to a press release.

Located at the intersection of Metropolitan Avenue and Sigma Drive, the first phase of Lofts Downtown Nexton offers 64 loft-style rental apartments ranging in size from about 760 to 1,541 square feet, according to a release. The apartments offer a mix of one-bedroom, one-bedroom with a study and two-bedroom units, most of which include balconies and open living, dining and kitchen spaces. The building also features a private elevator lobby.

Amenities include two fitness rooms, office meeting and work spaces, a large fifth-floor living room with a kitchen that opens to a rooftop terrace — the first in Nexton — with outdoor grilling areas, the release said. The lofts also sit above ground-floor retail, dining and service businesses, including Wakey Bakey Bagel Cafe, Clean Your Dirty Face, 1933 Wine and Spirits, Tavern 33, iNails, Revive Health Studio and Rita’s Italian Ice, with more coming soon.

“The opening of Phase 1 and groundbreaking of Phase 2 of Lofts Downtown Nexton, along with the upcoming completion of our first office building, Atelier Downtown Nexton, brings to life our vision of a walkable, workable and playable downtown for the entire Nexton community,” said Sharbell President Thomas Troy. “We look forward to expanding our community-focused retail offerings to better serve those who live and work nearby.”

Construction on the second phase of the Downtown Nexton Lofts is scheduled to begin in September 2024. That phase will include two mixed-use buildings, each with 36 residential units on the upper four floors, including three-bedroom residences with private elevator lobbies, the release said. In addition, each building will have approximately 11,500 square feet of ground-floor retail, dining and service space. The second phase will also include a community clubhouse amenity complex, a resort-style pool, a dog park and a 1,100-square-foot fitness center on the ground floor.

Once completed, The Lofts will offer a total of 193 residential units, including one-, two- and three-bedroom apartments, located within approximately 60,000 square feet of retail, dining and retail space, according to a release.

The following contractors and consultants were selected to construct Phase II of the Lofts Downtown Nexton project: Seamon Whiteside Engineers, Feinberg and Associates, Middleton Associates Architects, Hill Construction and Landmark Construction.
